The Definitive Guide to Knockdown and Rebuild a Duplex in NSW

The Definitive Guide to Knockdown and Rebuild a Duplex in NSW

You love the neighbourhood – school runs are easy, the coffee’s right, the commute just works – but the house itself? It’s dated, too small, or too expensive to keep patching. A knockdown and rebuild duplex lets you start fresh on the land you already own, add modern comfort, and create options: live on one side and rent the other, keep family close, or unlock a stronger long-term yield.

In this post, you’ll learn what a duplex knockdown and rebuild really involves, why it’s trending in NSW, the typical steps, cost considerations and how Brickwood Homes keeps the moving parts under control.

What is a Knock Down Rebuild of Duplex

A duplex knockdown and rebuild replaces your existing dwelling with two self-contained homes on the same lot, designed to today’s standards from the ground up. That means better orientation to light, smarter storage, energy-efficient systems, and proper soundproofing between units, without giving up your postcode.

Each home gets its own entrance, private outdoor space, and separate utilities. You’re essentially creating two independent properties where one house used to sit, maximising your land’s potential while staying exactly where you want to be.

The good news? Recent planning changes mean duplexes are possible in more residential areas than before – especially in designated locations near town centres or train stations. The exact rules still depend on your address and council, so we always check your site first and guide you on the simplest path.

Benefits of Knock Down Rebuild in Australia

Keep the Location You Love

Upgrade the home, not your whole life. Same school catchments, same commute, same favourite park – just a better, future-ready dwelling that actually works for how you live today.

Two Front Doors, More Options

Live on one side and rent the other, accommodate ageing parents or adult children, or rent both units for maximum investment returns. Duplex formats create flexibility as life changes and give you options traditional single homes can’t match.

Built for Performance

New builds support better insulation, high-performance windows, modern ventilation, and solar-ready roofs. That translates to year-round comfort and significantly lower running costs compared to older homes that constantly drain your wallet.

Cleaner Process Than Heavy Renovations

You’re not wrestling with 30-year-old plumbing or trying to work around awkward layouts. You design to fit your block and goals, then build once properly. Most owners find this approach less stressful and more cost-effective than extensive renovations.

Stronger Financial Returns

Building two homes where one stood can significantly increase your property value. The rental income from a well-designed duplex often exceeds what you’d get from a single dwelling, improving your overall investment returns.

The Brickwood Knockdown-Rebuild Duplex Building Process

While every project is unique, this sequence reflects our standard workflow for delivering quality results on time and within budget.

To show you exactly how a duplex knockdown rebuild works in practice, let’s follow the journey of 1 Kennedy St, Revesby – a recent Brickwood Homes project that transformed a tired single dwelling into a stunning modern duplex.

Stage 1: Demolition

Demolition

At 1 Kennedy St, the first milestone was clearing the old single dwelling so the new duplex could begin.

Our duplex builders in Sydney coordinated service disconnections (power, gas, water), arranged a licensed asbestos inspection (and removal if required), and installed site fencing, signage and sediment control to keep neighbours and the footpath protected. The existing structure was demolished with a focus on safe methods and responsible waste separation. Once complete, the site was cleared and ready for construction.

What you can expect: A clear demolition timeline, neighbour notifications to maintain good relationships, and project records noting key clearances so you know we’re starting from a clean, compliant site.

Stage 2: Site Preparation & Foundation Works

Site Preparation & Foundation Works

With the Revesby site cleared, we moved into the groundwork that sets the tone for the whole build.

A detailed survey established boundaries and the duplex footprint, then earthworks brought the pad to level with temporary drainage in place to keep things dry. Based on soil testing and engineering design, we prepared the footing system – excavating to the required depth, setting out formwork, and placing steel reinforcement. The slab was poured to specification and allowed to cure before formwork came off.

Once cured, we checked levels and tolerances so the frames could start on a precise, stable base.

What you can expect: Milestone updates and slab photos, plus records of engineering checks and services such as termite and stormwater management.

Stage 3: Construction Stage (Duplex Build)

Construction Stage (Duplex Build)

This is where the project begins to look like a home.

Frames went up and were tied down, roofing followed to make the structure weather-tight, and the shared party wall system was built to duplex standards for fire and acoustic performance. We reached lock-up as windows and doors were installed, external brickwork or cladding was completed, and cavities and flashings were checked off. Moreover, services were rough-in staged for plumbing, electrical and HVAC, with separate metering planned for each dwelling.

Once waterproofing in wet areas was completed and checked, interiors moved quickly through tiling, joinery, benchtops and appliance installation, before doors, trims and paint finished the spaces. Outside, driveways, paths, fencing, letterboxes and landscaping lifted the street appeal, while final stormwater connections and a thorough site clean wrapped the build phase.

What you can expect: A frame-stage walk-through (room sizes, window heights), a pre-tile check to confirm bathroom layouts, and a pre-handover review focused on finishes and functionality.

Stage 4: Final Stages & Compliance

Final Stages & Compliance

Quality control ramps up here.

We completed a defect sweep before and after paint, adjusting doors, windows and cabinetry for smooth operation. Project documents & relevant certificates were collated, and final inspections were arranged with the relevant authority. Once conditions were satisfied, the homes were ready for occupation in line with the approvals.

What you can expect: A handover pack containing manuals, warranties, appliance guides, and a detailed maintenance checklist for ongoing care of your investment.

Stage 5: Handover & Subdivision (If Applicable)

The Practical Completion meeting takes place on-site where you test all systems and fixtures while we note any final adjustments needed. Keys and remotes are handed over along with a detailed briefing on finish care and maintenance, plus information about our defects liability period.

What you can expect: A completion meeting on site: you test everything, we note any last tweaks needed. If you’re planning subdivision through strata or Torrens title where permissible, we help coordinate survey requirements and plan registration steps, and work with utility providers toward separate metering for water, electricity and gas.

Please note that the stages above reflect Brickwood’s standard duplex workflow. Timelines and processes may vary based on site conditions, council requirements, and factors beyond our control. Our duplex home builders will keep you informed of any adjustments needed.

Knock Down and Rebuild Cost Considerations

Understanding the true cost helps you set a realistic budget and avoid surprises. Here’s how to think about the key areas:

Demolition and Site Preparation: This covers removing your existing house, disconnecting utilities, and preparing the site for construction. Costs vary based on your home’s size, access to the site, and whether asbestos removal is needed. Budget for this early in your planning.

Construction Costs: Your biggest expense will be the actual building work. Duplex construction involves duplicating kitchens, bathrooms, and services, plus adding proper fire and sound separation between units. Quality finishes and site-specific challenges (like slope or poor access) will affect your total investment.

Professional and Statutory Fees: Don’t forget to budget for surveys, engineering reports, council fees, utility connections, and insurance. These typically add tens of thousands to your project cost but are essential for a successful build.

External Works and Finishing Touches: Factor in driveways, landscaping, fencing, window treatments, and other finishing elements that make your duplex truly complete. These details matter for both your own enjoyment and tenant appeal if you’re planning to rent.

Contingency and Time-Related Costs: Keep 10-15% aside for unexpected issues – every build has them. Also, budget for temporary accommodation during construction, storage for your belongings, and any holding costs on loans or rates.

Important note: Planning rules and minimum lot sizes vary depending on your location and local council requirements. Properties near train stations or town centres may have different standards than those in other areas. Our custom home builders in Sydney, NSW always check your specific site’s requirements before providing cost estimates.

FAQs

What’s the minimum lot size needed for a duplex in New South Wales?

There isn’t one number for every suburb. In many designated areas near train stations or town centres, a common benchmark is 450 m² with a 12 m frontage. Outside those areas, councils may set different (often higher) minimums. We check your exact address up front so you’re working with the right rules.

Can I build a duplex anywhere in NSW now?

Not everywhere, but in more places than before. Duplexes are now permitted in many additional residential areas, yet the specific standards still depend on your location and council. A quick site review is the fastest way to know where you stand.

Should I go for fast-track approval or a full development application?

If your design meets all the standard criteria, fast-track can save time. Many duplex projects still go through a DA. We’ll recommend the best route after we’ve assessed your block and goals.
